Attic insulation: plan the whole roof space
A useful attic proposal explains the existing condition, air leakage work, ventilation approach and access arrangements before it specifies new insulation.
Start with the condition, not the depth
Describe the rooms that feel uncomfortable and when the problem appears. Tell the assessor about roof leaks, recent roofing work, staining, unusual odours or previous pest activity. Ask for photographs from the inspection and an explanation of areas that could not be accessed. A quote prepared from floor area alone cannot explain what is hidden above the ceiling.
Ask for a complete scope
Request separate line items for investigation, preparation, any removal, air sealing, insulation and the access hatch. Have the installer explain how the proposed work relates to ventilation and existing services. NRCan treats attic insulation and air leakage control as connected parts of the project. Different roof forms need different approaches; a cathedral ceiling is not the same job as an open attic.
Compare what will be documented
Ask which product will be used and what installed result the proposal targets. Request the basis for that target rather than accepting a national one-size-fits-all thickness. Agree what photographs, product records and completion information you will receive. If an inaccessible section is excluded, make sure the boundary is marked on the proposal.
Before booking
Confirm access, parking, protection of occupied rooms, cleanup, estimated duration and responsibility for any separate repairs. Ask who approves a change if the inspection reveals a different condition. Keep the final scope with your property records so future roofing or electrical work can account for the insulation system.
