Crawl-space moisture before insulation
An insulation quote is not a diagnosis of a wet crawl space. Record the water history and ask for the cause to be assessed before deciding where insulation belongs or what material should be used.
Describe the water history
Note standing water, staining, odour and changes after rainfall, plumbing work or seasonal weather. Supply existing reports if available. Do not enter an unsafe or restricted crawl space to obtain photographs; explain access limitations so the assessor can plan the visit.
Ask for an assembly plan
Have the project team explain the proposed treatment of the floor, perimeter walls and ground conditions. Natural Resources Canada discusses crawl spaces as part of the basement and foundation system. A recommendation should respond to the actual building arrangement and local requirements.
Sequence the work
Identify drainage, plumbing, substrate or access repairs that must precede insulation. Ask who confirms those tasks are complete. Include protection of services, future access and inspection records in the price so the finished work does not prevent needed maintenance.
